The Conveyancing Quality Scheme: What can I expect from a CQS accredited firm?
The Conveyancing Quality Scheme (CQS) was introduced in 2010 by the Law Society and provides a charter setting out what you, lenders and other parties can expect from a CQS-accredited firm.
This means that a CQS-accredited firm must meet a recognised quality standard and therefore provides a guarantee that the firm will deliver their residential conveyancing service in line with the professional requirements. A firm can only apply if they are authorised and regulated by the Solicitors Regulation Authority.
An accreditation applies for 12 months and firms can apply shortly before expiry to be reaccredited. Main assessments take place every three years (from year 1) and shorter assessments are held annually.
What areas does the CQS focus on?
A CQS firm is required to fulfil a wide range of criteria covering all aspects of conveyancing practice. The main elements include the following:
- Client care and communication
- Risk management and compliance
- Supervision and training
- File and case management
- Equality and diversity
It also means that any firm operating under the CQS must follow the Law Society Conveyancing Protocol which represents the Law Society’s preferred practice, framework and steps for undertaking residential conveyancing.
