Disputes relating to an AST occur when either a Landlord or a Tenant has breached a term of the tenancy agreement.

This might be a Landlord failing to properly maintain the property or address a tenant’s complaints regarding the condition of a property, or it could be a Tenant failing to make payment of rent.

There are also statutory requirements that a Landlord must comply with in relation to an AST, such as correctly protecting a deposit and carrying out gas safety checks on annual basis. If the statutory requirements are not met this can also lead to an AST dispute.
