Ownership of property or land is registered at the Land Registry, but that isn’t always the last word. The Land Registry doesn’t usually record co-owners’ shares of properties, and sometimes someone who is not registered on the Land Registry at all can claim that they have an interest in a property.
This can be because of financial contributions, an agreement between the parties, a promise made by one person to another, or some other course of conduct that creates an interest in the property. These cases can be hard to predict and each depends on its own specific facts.
